What is Deen Dayal Jan Awas Yojna Plotted(DDJAY) Scheme ? :

Deen Dayal Jan AwasYojna is an initiative of Haryana government to encourage the development of ”high density plotted colonies” in Low and Medium Potential towns of Haryana through a liberal policy framework. This policy aims to put a check on mushrooming of unauthorized colonies in these townsand simultaneously achieve the target of ‘Housing For All -2022’

To encourage the development of such colonies by private colonizers, the rates of licence fee and external development charges have been substantially reduced, while the conversion (CLU) charges and infrastructure development charges have been waived off

Salient Features:

    1. Plotted development in area of 5 acres to 15 acres with saleable area not exceeding 65% of licenced area.Not more than 10% of licenced area should fall under sector roads.
    2. Plot sizes from 60 sqmetre to 150 sqmetre with FAR of 2 and maximum density of 400 persons per acre
    3. 5% of the licenced area dedicated for organized open space with at least one open area of 0.3 acre in each colony of the development.
    4. The colonizer will sell the licenced area in two phases. The latter 50% can be sold only after completion of Internal Development Work for which the colonizer is directed to mortgage 15% of saleable area.
    5. 10% area of licenced colony to be transferred by colonizer to the Government for development of community facilities.
    6. All projects to be completed in 7 (5+2) years from the date of grant of licence.
    7. Registration of independent floors in plots with provision of stilt parking

Terms and conditions:

  • EDC/IDC Charges 3500 per Sq.Ft.
  • GST Charge is as applicable
  • Possession charge – EEC, ECC, Water, Severage, Pre-paid meter, are as applicable
  • Check / bank draft to be issued in favor of “Regional Construction Pvt. Ltd.” Payable at Gurugram
  • Registration, stamp duty and any applicable taxes shell be payable at the time of possession on the then prevailing rates
  • Prices subject to revision at the sole discretion of the company
  • In case of any upward revision in development charges by the govt. agencies, the same would be recovered on pro-rata basis from the Applicants(S)/Allottee (S)
